Redevelopment for Housing Societies

Redevelopment is the process where an old, dilapidated, or underutilized building is demolished and replaced with a new structure that meets modern safety, design, and amenity standards. The society members receive brand-new homes along with additional facilities, at no cost to them.

  • Safety & Structural Stability: Older buildings may no longer comply with current structural safety norms.
  • Modern Amenities: Get elevators, parking, security systems, landscaped areas, and more.
  • Increased Property Value: A new building with modern amenities often has higher resale value.
  • No Upfront Cost: The developer bears all construction costs.

Yes, in most redevelopment projects, members receive additional carpet area over and above their existing flat size. The exact amount depends on your building’s plot size, permissible FSI (Floor Space Index), and the agreement signed with the developer.

The developer will provide rental compensation or alternative accommodation until your new home is ready. This will be clearly stated in the redevelopment agreement.

Typically, the process takes 24–36 months from the date of vacating the building, depending on project size, permissions, and municipal approvals.

The developer bears all costs including construction, permissions, temporary housing/rent, shifting charges, and any statutory payments related to redevelopment.

Developer enter into a registered development agreement. The project is also bound by RERA (Real Estate Regulatory Authority) regulations, ensuring compliance and timely delivery.

Common facilities may include:

  • High-speed lifts
  • Car parking
  • Security & CCTV
  • Clubhouse, gym, or community hall
  • Modern firefighting & safety systems
  • Green Open Space (Amenities will vary based on the final approved plan.)

Members typically don’t pay anything for their entitled area and agreed amenities. Only if you request extra area beyond your entitlement, additional charges may apply.

  • Society passes a resolution to go for redevelopment.
  • Feasibility study and proposal from developer.
  • Legal and technical due diligence.
  • Agreement signing and member consent.
  • Building vacation, temporary accommodation/rent provided.
  • Demolition and construction.
  • Handover of new flats with OC (Occupancy Certificate).
