Aging buildings on prime land are the city’s biggest opportunity. Here’s how society redevelopment works — fairly.

Across Mumbai, thousands of housing societies sit on strong land and weakening concrete. The frame is tired; the location is not. Redevelopment is how a building’s promise is renewed without asking a single family to leave the neighbourhood it loves.

Done fairly, redevelopment means larger carpet areas, safer RCC structure, working lifts and fire compliance — and a community that stays whole. Done badly, it means years in rented limbo and broken trust.

The difference is process. A RERA-registered developer, written area entitlements, milestone-linked timelines and member-first meetings are not extras; they are the minimum. When a society keeps its address and gains fifty more years, that is the kindest thing Mumbai can do for itself.

Space, light, air, community, sustainability — what each means, and why they only work together.

Space is rooms that hold a morning, not just furniture. We design for how a family actually lives — the study corner, the drying yard, the chai by the window.

Light is a basic right. Orientation, windows and balconies are placed before saleable area is ever calculated.

Air is cross-ventilation as a layout decision. Two open sides beat one fancy façade, every time.

Community is our respect for how Indian families live with their neighbourhoods — applied through shared spaces, local connection and belonging, never as a slogan priced into a brochure.

Sustainability is lower bills and a lighter footprint: rainwater harvesting, solar-common areas, native planting and low-VOC finishes as standard.

One alone is a feature. Five together are a home. That is the whole idea of Tat:vm.

How placing windows before walls changes the way a home feels — and what it costs to live in.

Most apartments are drawn as saleable area first and lived-in space second. Windows land wherever the façade allows. Flip the order and everything changes: the sun’s path, the breeze’s direction and the family’s day are drawn first — the walls come after.

In a light-first home, mornings begin bright without switching on a bulb. Afternoons stay gentle because the harshest sun never hits the main glazing. Electricity bills drop quietly, year after year.

It costs nothing at the design stage and is impossible to add later. That’s why light is the first fundamental — and why it will never be a premium option at Tat:vm.

Street-level retail and light-filled homes arrive in central Ghatkopar.

Tat:vm Builders & Developers has announced its Ghatkopar mixed-use development — street-friendly retail with light-filled residences above, designed on the company’s five fundamentals of Space, Light, Air, Community and Sustainability.

The street level is designed as a neighbourhood amenity, not a wall: active shopfronts, generous pedestrian margins and shade. Homes above are oriented for morning light and cross-ventilation, with materials and finishes chosen for Mumbai’s climate.

We asked our founder what the next ten years of Mumbai housing look like from a developer’s desk.

What will change most? — “Expectations. Families now ask about light hours, ventilation, running costs — not just carpet area. Developers who answer those questions first will lead the decade.”

And redevelopment? — “It is the city’s main course. The land is already there, communities are already there. Our job is to renew buildings without uprooting people — transparently, and on time.”

Why the five fundamentals? — “Because a home is a system. Light without space is a showcase; space without air is a box. We build the system, together.”

A new Mumbai development company launches with a five-fundamentals philosophy.

Tat:vm Builders & Developers Pvt Ltd has begun operations from Lower Parel, Mumbai. The company develops residential, commercial and mixed-use projects — and works with housing societies on redevelopment.

The name draws on “tattva” — the elements — and the five fundamentals that govern every design: Space, Light, Air, Community and Sustainability. The tagline, “Rooted in you”, is the brief behind every brief.

Founded by Raahul Maroo, who brings two decades of Mumbai real estate across development and redevelopment, Tat:vm is RERA-registered and works to milestone-linked delivery.
